How can I sell my Property in Spain?

Selling a property in Spain is quite different to selling a property in the UK.  In the UK you usually put your property on with one estate agent and wait for him to bring the customers to you door. With your Spanish property you can put it on with as many estate agents as you wish and the one that sells your property receives all of the commission.  Alternatively you can advertise it yourself and negotiate with the buyer, for a price that suits both of you.

We would expect your property to sell with in 6 months and in order to keep our records up to date, every property will be removed after 6 months.

What do I have to do?


1.   Add your property to our website

2.   You will receive emails giving you the  name, address and telephone number of anyone who is interested in your property. For the best results we recommend that you reply straight away

3.   For Sale Sign – If you would like a For Sale Sign to put in the window of your property, simply download the sign for our website and add your reference number and telephone number.  This could the be placed in your property and prospective buyers could contact you direct

4.   Once you have received a firm offer, pass the buyers information on to your solicitor and instruct him to draw up a contract

5.   A payment structure can be agreed between you and the buyer, usually a non refundable 10% deposit and 90% on completion

6.   Once the buyer has paid the deposit, both parties are committed to the sale.  Under Spanish law, if the seller pulls out of the sale they have to repay the 10% plus another 10%

7.   Your solicitor will make all the necessary arrangements with the Notary and the Town Hall to complete the sale.  You will have to attend a meeting at the Notary or appoint a Power of Attorney for your solicitor to act on your behalf
