How can I buy a Property in Spain using Direct2Owner?
It is so simple!
1. Choose the area that you are interested in, either on the map on the front page or from the list of regions on the right hand side of the front page
2. Select a property or several properties and fill in the enquiry form at the bottom of the page
3. Your enquiry will be sent direct to the owner, not an Agent
4. If you wish to visit the property you will make your own arrangements with the owner
5. You will then negotiate a price that is acceptable to you and the seller
6. Once your offer is accepted you should instruct your Spanish solicitor to contact the sellers solicitor, normally it is the sellers solicitor who draws up the contract.
7. Your solicitor will check that the property is registered with the Land Registry and the Town Hall. He will also check that the owner is the rightful owner and that there are no debts or mortgage on the property
8. It is also advisable to arrange for a structural survey of your property (ask your solicitor to recommend a surveyor in the area)
9. A payment structure can be agreed between you and the buyer, usually a non refundable 10% deposit and 90% on completion
10. Once you have paid the deposit, both parties are committed to the sale. Under Spanish law, if the seller pulls out of the sale they have to repay the 10% deposit, plus another 10%
11. Your solicitor will make all the necessary arrangements with the Notary and the Town Hall to complete the sale. You will have to attend a meeting at the Notary or appoint a Power of Attorney for your solicitor to act on your behalf
